Sonata Bay in Berkeley Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Sonata Bay is a 55+ community of 312 homes in the Bayville section of Berkeley Township, Ocean County. The association, known as the Sonata Bay Club, describes it as an active 55+ community built around five home models, all with garages, and a clubhouse with an outdoor pool and courts.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the association and other published sources say about the homes, the amenities and the surrounding area.

Where Sonata Bay Is

The clubhouse is at 5 Wharfside Way, Bayville, NJ 08721. Bayville is a section and mailing name within Berkeley Township, not a separate town, and the US Census Bureau's geocoder places the clubhouse address in Berkeley Township. Livingplaces describes the entrances from Woodland Road, by way of Sylvan Lake Boulevard or Chain Boulevard. The community is not gated.

Sonata Bay is one of ten member communities listed by the Senior Coalition of Berkeley Township Communities, which the township links to from its community resources page. Most of the other members are in the Holiday City and Silver Ridge sections of the township, so Sonata Bay is the Bayville member of that group.

The Homes

55places names Odin Development Group as the builder. Sources differ slightly on the dates: the 55places description says the homes were built from 1993 to 1996, its own summary table says 1990 to 1996, and livingplaces says about 1993.

The association confirms five models, all with garages, and 55places names them: the Gershwin, the Schubert, the Ellington, the Strauss and the Mozart. No source I read gives the size of each model. 55places describes the homes as mostly single-family, with some earlier homes attached in pairs similar to duplexes, and mostly two or more bedrooms, some with a loft or a sunroom.

Size is where the sources disagree most. 55places gives about 1,200 to 1,800 square feet, livingplaces gives 1,500 to 2,500, and 55housing gives 1,300 to 2,700. Treat any range as a starting point and check the tax record and the listing for the home you are considering.

Clubhouse and Amenities

The association lists:

  • A clubhouse with a gathering room and a full kitchen
  • An exercise room
  • Game rooms for ping pong, cards and billiards
  • A library
  • An outdoor pool
  • Courts for tennis, bocce and shuffleboard

Fees and Rules

Association fees at Sonata Bay vary by section and home, and they change from year to year as the budget is set, so any number you find online may already be out of date. Ask me for the current fees on any home you are considering and I will get the figure from the association or the listing paperwork before you make an offer. The association says it is run by volunteers, which helps keep its dues down, and that lawn cutting and snow removal are included.

The association describes Sonata Bay as an active 55+ community but does not publish its exact occupancy rule online. Ask for the governing documents and rules early, and have your attorney review them as part of the purchase.

Shopping, Medical Care and Getting Around

  • Hospital: Community Medical Center (RWJBarnabas Health), 99 Highway 37 West in Toms River, is about 4.6 miles from the clubhouse in a straight line.
  • Bus: NJ TRANSIT route 559 serves Berkeley Township on its way to Atlantic City. I have not confirmed the stop nearest to Sonata Bay, so check the current NJ TRANSIT schedule.
  • Door-to-door rides: Ocean County's Ocean Ride Reserve-A-Ride service offers trips for county residents 60 and older, and for residents 18 and older with a disability.

I have not named a supermarket here because I have not checked the Bayville stores against a current source. Ask me and I will walk you through what is closest to the home you are considering.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Sonata Bay. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask for the written occupancy rule, including how it treats a younger spouse, a caregiver and long-staying guests.
  • The fees and the budget. Ask what the fee covers, how large the reserve fund is and whether an assessment is planned.
  • Costs at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, renting, exterior changes and parking.
  • Attached or detached. Some earlier homes are attached in pairs. Ask which parts of the building and roof the association maintains and which belong to you.
