Venue at Longview is a newer 55+ community by Lennar in Plumsted Township, Ocean County, in the New Egypt area. 55places lists construction from 2021 to the present, with single-family and attached homes, and the builder describes it as an active adult community for those 55 and better. Its clubhouse includes a ballroom, a fitness center and a theater.
I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Because Venue at Longview is new, fewer sources cover it than the older communities in Ocean County. Here is what they say.
Where Venue at Longview Is
The community is in Plumsted Township, in the western part of Ocean County near New Egypt. Plumsted Township is the municipality and sets the property tax rate. The community is not gated.
The Homes
55places describes two kinds of homes:
- Single-family homes from about 1,728 to 2,913 square feet
- Attached homes from about 1,997 to 2,061 square feet
Homes have two or three bedrooms. 55places names two attached models, the Oakville II (1,997 square feet) and the Providence II (2,061 square feet), each with three bedrooms, three baths and a one-car garage. It does not name the single-family plans.
The planned size is unclear. 55places' description says about 372 homes are planned, while its summary box says 452. The community is too new to appear on Ocean County's 2022 adult-community list. Since building has been ongoing, ask whether any home you look at is a new build from Lennar or a resale, because the contract, warranty and negotiation work differently for each.
Clubhouse and Amenities
55places lists:
- A clubhouse with a fitness center, an aerobics and dance studio, a ballroom, a performance and movie theater, and multipurpose rooms
- An outdoor pool
- Pickleball, tennis, bocce and shuffleboard
Fees and Rules
Association fees at Venue at Longview vary by section and home type and change every year when the budget is set, so I don't publish a number here that could be out of date by the time you read it. Call or text me and I will get you the current fees for the specific home you are looking at.
In a community still being built, the association budget can change as more homes are finished and the builder hands control to the homeowners. Ask where the community stands in that process. 55places lists it as 55+; ask for the governing documents for the exact age rule.
Shopping, Medical Care and Getting Around
Plumsted Township is more rural than most of Ocean County, so plan on driving for most errands.
- Hospital: Deborah Heart and Lung Center, 200 Trenton Road in Browns Mills, is about 7 miles away in a straight line. It specializes in heart, lung and vascular care and lists emergency services.
- Door-to-door rides: Ocean County's Ocean Ride offers Reserve-A-Ride service across the county for residents 60 and older or disabled residents 18 and older.
Ask me about the closest grocery stores and full-service hospitals for the specific home you are considering; I have not listed them here because I could not confirm them from a current source.
Before You Buy: Questions for Any Age-Restricted Community
I walk every buyer through the same short list when we look at a community like Venue at Longview. This is general guidance, not legal advice, and your attorney will review the association documents with you.
- The age requirement. Ask how the association applies it, including the rules for a younger spouse, a live-in caregiver and overnight guests.
- The fee and the budget. Ask for the current fee, what it covers, the size of the reserve fund and any planned special assessments.
- Closing costs that belong to the association. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
- Everyday rules. Ask about pets, leasing, exterior changes, additions and parking for a second car, a boat or an RV.
- New construction. For a new home, ask about the builder's warranty, what is included in the base price, and when the clubhouse and amenities pass to the homeowners association.
