Leisure Ridge is a small gated adult community of 183 single-family homes in Manchester Township, built between 1987 and 1998. Where Leisure Ridge Is
Leisure Ridge is in Manchester Township in Ocean County, on Kingsridge Road according to one directory listing. It appears by name on the Ocean County Planning Department's list of adult communities, and 55places lists it as age-restricted (55 and older) and gated. 55places puts the Garden State Parkway about five miles away.
The Homes and Models
Every home is a single-family house with two bedrooms, two baths and a one- or two-car garage. With only four floor plans, comparing one home with another comes down mostly to size, updates and lot. Every sale is a resale. These are the four plans 55places lists by name:
- Concord: 2 bedrooms, 2 baths, 1,330 sq ft, 1 to 2-car garage
- Hampton: 2 bedrooms, 2 baths, 1,445 sq ft, 1 to 2-car garage
- Montauk: 2 bedrooms, 2 baths, 1,637 sq ft, 1 to 2-car garage
- Revere: 2 bedrooms, 2 baths, 1,682 sq ft, 1 to 2-car garage

The Clubhouse and Amenities
The clubhouse has a card room, a fitness room and billiards. Outside there is an outdoor pool with a patio, tennis, shuffleboard and bocce. 55places says there is no activities director, and that owners organize game nights, trips and holiday parties themselves.
Association Fees

Shopping, Medical Care and Getting Around
- Groceries: Stop & Shop, 2360 Lakewood Road, Toms River, about 2.9 miles in a straight line.
- Hospital: Monmouth Medical Center Southern Campus, 600 River Avenue, Lakewood, about 4.6 miles in a straight line.
- Bus: Ocean County's Ocean Ride route OC 2 serves Manchester, Lakehurst, Berkeley and Toms River to the Ocean County Mall, and Manchester Township's senior services office offers rides for township residents 60 and older. Exact stops were not confirmed.
What to Know Before Buying in an Adult Community
Buying in an age-restricted community works a little differently from buying on an ordinary street. These are the questions worth asking before you make an offer on a home in Leisure Ridge. None of this is legal advice, and your attorney should review the association documents with you.
- The age and occupancy rules. Ask the association for its written rules: who in the household must be 55 or older, whether a younger spouse or partner may live in the home, and how long guests may stay.
- What the monthly fee covers. Fees change, and so does the list of services. Ask for the current budget, the reserve study if there is one, and a list of what the fee includes today.
- Rentals. Some associations limit or restrict leasing. If you may ever rent the home out, find out before you buy.
- One-time charges at closing. Many associations charge a capital contribution or transfer fee when a home changes hands. Ask the amount and who pays it.
- Exterior changes. Fences, patios, sunrooms, paint colors and additions usually need association approval.
