Horizons at Woodlake Greens is an adult community of 209 single-family homes in Lakewood Township, set beside the Woodlake Country Club golf course. I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living, and this guide covers where it is, the home models from its two builders, the clubhouse, the monthly fee, and what to check before you make an offer.

Where Horizons at Woodlake Greens Is

The community is on Bay Hill Road in Lakewood Township, Ocean County, on the Brick Township side of town. 55places describes about 90 acres of conservation area around it and says the Woodlake Country Club golf course wraps around roughly three quarters of the community, which gives many lots a golf course or wooded view. 55places lists it as age-restricted (55 and older), and Lakewood Township Committee minutes from 2015 also describe it as an age-restricted community of 209 homes.

A Community With Two Builders

The history explains why there are two sets of floor plans. The 2015 township minutes record that Kara Homes began the community. 55places says Maplewood Homes then built homes under the name Legacy at Woodlake Greens, and that Ryan Homes took over in 2011 and renamed it Horizons at Woodlake Greens. Every sale today is a resale.

The Homes and Models

Every home is a brick-front single-family house with an attached two-car garage, from 1,350 to 2,505 square feet, with two or three bedrooms and two to three baths. 55places mentions ceramic tile in kitchens, foyers and baths, 42-inch cabinets and soaking tubs in the primary baths. These are the 14 floor plans 55places lists by name:

Maplewood Homes plans

  • Interlude: 2 bedrooms, 2 baths, 1,350 sq ft, 2-car garage
  • Capella: 2 bedrooms, 2 baths, 1,400 sq ft, 2-car garage
  • Sonata: 3 bedrooms, 3 baths, 1,413 sq ft, 2-car garage
  • Cantata: 3 bedrooms, 3 baths, 1,415 sq ft, 2-car garage
  • Arietta: 3 bedrooms, 3 baths, 1,415 sq ft, 2-car garage
  • Concertina: 2 bedrooms, 2.5 baths, 2,232 sq ft, 2-car garage
  • Harmony: 2 bedrooms, 2.5 baths, 2,425 sq ft, 2-car garage
  • Serenade: 3 bedrooms, 2.5 baths, 2,501 sq ft, 2-car garage
  • Crescendo: 2 to 3 + den bedrooms, 2.5 baths, 2,505 sq ft, 2-car garage

Ryan Homes plans

  • Pisa: 3 bedrooms, 2 to 3 baths, 1,406 sq ft, 2-car garage
  • Ashford: 3 bedrooms, 2.5 to 3.5 baths, 1,676 sq ft, 2-car garage
  • Brighton: 2 + den to 3 bedrooms, 2 to 3 baths, 1,716 sq ft, 2-car garage
  • Brentwood: 3 bedrooms, 2 to 3 baths, 1,730 sq ft, 2-car garage
  • Aria: 3 bedrooms, 3 baths, 2,219 sq ft, 2-car garage

Most of these plans are listed as having more than one level. Sizes and room counts are as listed on 55places.

The Clubhouse and Amenities

The clubhouse has a fitness center, billiards, a card room, an arts and crafts studio, a great room, a catering kitchen and a steam room and sauna. Outside there is a heated outdoor pool, bocce and shuffleboard. 55places lists a full-time activities director. The Woodlake Country Club next door is a separate club with its own memberships; 55places describes an 18-hole course.

What to Know Before Buying in an Adult Community

Buying in an age-restricted community works a little differently from buying on an ordinary street. These are the questions worth asking before you make an offer on a home in Horizons at Woodlake Greens. None of this is legal advice, and your attorney should review the association documents with you.

  • The age and occupancy rules. Ask the association for its written rules: who in the household must be 55 or older, whether a younger spouse or partner may live in the home, and how long guests may stay.
  • What the monthly fee covers. Fees change, and so does the list of services. Ask for the current budget, the reserve study if there is one, and a list of what the fee includes today.
  • Rentals. Some associations limit or restrict leasing. If you may ever rent the home out, find out before you buy.
  • One-time charges at closing. Many associations charge a capital contribution or transfer fee when a home changes hands. Ask the amount and who pays it.
  • Exterior changes. Fences, patios, sunrooms, paint colors and additions usually need association approval.
  • Golf course lots. If the home backs to the golf course, ask about any easements, netting or rules that apply to that lot.
