Heritage Point is an adult community of single-family homes in Barnegat Township, built by Mignatti between 2003 and 2016. It has two separate clubhouses, one of them built around an indoor pool. I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living, and this guide covers where Heritage Point is, the home models, the amenities, the monthly fee, and what to check before you make an offer.

Where Heritage Point Is

Heritage Point sits in Barnegat Township in southern Ocean County, and it appears by name on the Ocean County Planning Department's list of adult communities built in the county. It is age-restricted (55 and older), according to 55places. 55places counts 921 homes; the county list and an older brokerage note put the figure closer to 909, and the community is sometimes described as two sections, Heritage Point North and Heritage Point South.

55places places Atlantic City about 45 minutes south and New York City, Philadelphia and Cape May each about 90 minutes away. Barnegat Bay and the town's historic district are close by.

The Homes and Models

Every home is a single-family house with an attached two-car garage. Plans run from 1,428 to 3,075 square feet, with two or three bedrooms and two to three-and-a-half baths. 55places notes that about eighty percent of the homes back to open space, and that owners could add lofts, sunrooms, basements, patios, decks and porches, so two homes of the same model can look quite different inside. Today every sale is a resale. These are the 16 floor plans 55places lists by name:

  • Barnegat: 2 bedrooms, 2 baths, 1,428 sq ft, 2-car garage
  • Capri: 2 + den to 3 + den bedrooms, 2 to 3 baths, 1,630 sq ft, 2-car garage
  • Fenwick: 2 bedrooms, 2.5 baths, 1,664 sq ft, 2-car garage
  • Freeport: 2 + den bedrooms, 2 baths, 1,693 sq ft, 2-car garage

  • Avalon: 2 + den bedrooms, 2 baths, 1,812 sq ft, 2-car garage
  • Brielle: 2 bedrooms, 2 baths, 1,850 sq ft, 2-car garage
  • Captiva: 2 to 3 bedrooms, 2 to 3 baths, 1,962 sq ft, 2-car garage
  • Cape May: 3 + den bedrooms, 3.5 baths, 2,045 sq ft, 2-car garage

What to Know Before Buying in an Adult Community

Buying in an age-restricted community works a little differently from buying on an ordinary street. These are the questions worth asking before you make an offer on a home in Heritage Point. None of this is legal advice, and your attorney should review the association documents with you.

  • The age and occupancy rules. Ask the association for its written rules: who in the household must be 55 or older, whether a younger spouse or partner may live in the home, and how long guests may stay.
  • What the monthly fee covers. Fees change, and so does the list of services. Ask for the current budget, the reserve study if there is one, and a list of what the fee includes today.
  • Rentals. Some associations limit or restrict leasing. If you may ever rent the home out, find out before you buy.
  • One-time charges at closing. Many associations charge a capital contribution or transfer fee when a home changes hands. Ask the amount and who pays it.
  • Exterior changes. Fences, patios, sunrooms, paint colors and additions usually need association approval.
  • North or South. If a listing names Heritage Point North or Heritage Point South, ask whether the two share one association and one fee schedule. That was not confirmed from the sources read for this guide.
