Leisure Village in Lakewood Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Leisure Village is a gated 55+ community of attached condominium homes in Lakewood Township, Ocean County. Its association calls it "The Village of Seven Lakes," and it counts 2,433 homes along 21 miles of lighted streets. It was the first of the communities built by Leisure Technology under the Leisure Village name, which is why you will sometimes see it called the "original" Leisure Village.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the association and other published sources say about the homes, the amenities and the area.

Where Leisure Village Is

The association office is at 19 Buckingham Drive, Lakewood, and the community sits on the south side of Route 70. It is a census-designated place within Lakewood Township, so the township sets the tax rate and provides municipal services.

The name causes confusion. Leisure Village East and Leisure Village West are separate communities with their own associations, rules and fees. When you look at a listing, confirm which one it is in.

The Homes

Every home in Leisure Village is an attached condominium with a one-car garage, and most have two bedrooms. Wikipedia says the development opened for sale in 1963, while 55places gives a building period of 1960 to 1970.

55places names ten models. None has a published square footage, but the bedroom and bath counts are listed:

  • Two bedrooms, two baths: Carlton II, Hampton I, Regency and Winfield
  • Two bedrooms, one and a half baths: Baronet II-B
  • Two bedrooms, one bath: Baronet, Cambridge II, Greenbriar and Oakmont
  • One bedroom, one bath: Eton I

Since every home is now a resale, two units of the same model can differ a great deal in condition and updates.

A note on numbers: the association counts 2,433 homes, and 55places agrees. An Ocean County planning list from October 2022 shows 1,433, which looks like a typing error, but it is worth knowing the figure exists if you come across it.

Clubhouse and Amenities

The association lists a long set of amenities:

  • Two recreation centers with pools (55places names them Dorchester Hall and Buckingham Hall)
  • A nine-hole pitch-and-putt golf course
  • Seven lakes and a mini-marina with boat slips
  • Outdoor games: bocce, shuffleboard, horseshoes and basketball
  • A fitness room and two libraries
  • A cafe, an on-site bank and picnic areas with propane grills
  • A health center staffed by a registered nurse for residents

Fees and Rules

Association fees at Leisure Village vary by section and home, and they change from year to year as the budget is set, so any number you find online may already be out of date. Ask me for the current fees on any home you are considering and I will get the figure from the association or the listing paperwork before you make an offer. Because these are condominiums, the fee typically covers more of the building than a single-family association would, so ask exactly which repairs, insurance and exterior items it includes.

The association and 55places both describe Leisure Village as a 55+ community. I did not find the written occupancy rule in a public document, so ask the association for it, along with the condominium's master deed and rules, and have your attorney review them.

Shopping, Medical Care and Getting Around

  • Groceries: Stop & Shop, 2360 Lakewood Road in Toms River, is about 2 miles away in a straight line.
  • Hospital: Monmouth Medical Center Southern Campus, 600 River Avenue in Lakewood, is about 2.7 miles away. Ocean University Medical Center in Brick is about 3.6 miles away.
  • County bus: Ocean County's Ocean Ride routes OC 4 Lakewood and OC 3 serve Lakewood. The Lakewood Bus Terminal on 1st Street is about 3.5 miles away.

Distances are measured from the association office.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Leisure Village. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask for the written occupancy rule, including how it treats a younger spouse, a caregiver and long-staying guests.
  • The fees and the budget. Ask what the fee covers, how large the reserve fund is and whether an assessment is planned.
  • Costs at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, renting, exterior changes and parking.
  • The condominium documents. Ask for the master deed and bylaws, and check what the association insures and what your own policy must cover.
