Leisure Village East is a gated adult community of 1,412 attached homes in Lakewood Township, Ocean County. It was built between 1970 and 1974, according to 55places, and the Ocean County Planning Department's list of adult communities confirms the 1,412 count. The association describes it as an active adult community, and its amenities include a 9-hole executive golf course, an Olympic-sized pool and three lakes.
I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. This guide covers where the community is, the homes, the clubhouse, the rules and what to check before you make an offer, using the published sources listed with it.
Where Leisure Village East Is
The clubhouse, Barton Hall, is at One Dumbarton Drive, Lakewood, NJ 08701. Lakewood is both the mailing address and the municipality. Leisure Village East is also a census-designated place within Lakewood Township, which is why census figures sometimes list it on its own. The community is gated. The nearest supermarket and hospital listed below are in neighboring Brick Township.
The Homes
All 1,412 homes are attached, from 630 to 1,690 square feet, with one or two bedrooms. 55places says each home has either a one-car garage or an assigned parking spot, so ask which one applies to the home you are considering. 55places names five models:
- Eton: 1 bedroom, 1 bath, 630 sq ft
- Greenbrier: 2 bedrooms, 1 bath, 830 sq ft
- Baronet: 2 bedrooms, 1 bath, 1,230 sq ft
- Winfield: 2 bedrooms, 2 baths, 1,600 sq ft
- Regency: 2 bedrooms, 2 baths, 1,690 sq ft
Since the community was finished in the 1970s, homes for sale are resales, and the level of updating varies widely.
Clubhouse and Amenities
The association lists a long set of amenities:
- Barton Hall, an 18,790-square-foot clubhouse with a residents' lounge
- A 9-hole executive golf course
- An Olympic-sized swimming pool
- A fitness center and two libraries
- A woodworking shop and a billiards and card room
- Indoor and outdoor shuffleboard, bocce and horseshoes
- Lake Vista, open for boating and fishing
- Sunset Lake and Mallard Lake, open for fishing only
Fees and Rules
The association charges a monthly fee. Fees vary by section and home type, and they change every year when the association adopts its budget, so a number printed in an old listing or on a directory site can already be out of date. Ask me for the current fees at Leisure Village East and I will get the figure for the specific home you are considering, along with what it covers.
The association's public pages do not publish the exact age rule. 55places lists the community as age-restricted, and the governing documents will state the rule precisely.
Shopping, Medical Care and Getting Around
- Groceries: Stop & Shop, 55 Brick Boulevard in Brick, is about 1.7 miles away in a straight line, and it appears in the chain's current store directory.
- Hospitals: Ocean University Medical Center, 425 Jack Martin Boulevard in Brick, is about 3.3 miles away, and Monmouth Medical Center Southern Campus in Lakewood is about 3.6 miles away, both in a straight line.
- Bus service: Ocean County's Ocean Ride runs fixed bus routes, including OC 4 Lakewood and OC 3, which serve Lakewood, and its Reserve-A-Ride service offers door-to-door trips for county residents 60 and older or disabled residents 18 and older. The county page does not list a stop inside the community.
- Lakewood Bus Terminal: about 4.3 miles away in a straight line, on 1st Street.
Before You Buy: Questions for Any Age-Restricted Community
I walk every buyer through the same short list when we look at a community like Leisure Village East. This is general guidance, not legal advice, and your attorney will review the association documents with you.
- The age requirement. Ask exactly how the documents word it, and how they treat a younger spouse or partner, a live-in caregiver and overnight guests.
- The budget and reserves. Ask for the current fee, what it includes, the size of the reserve fund and whether any special assessment is planned.
- Association charges at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
- Who maintains what. Ask who is responsible for the roof, siding, driveway, lawn and snow removal at the home you are considering.
- Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
- Garage or parking spot. Ask whether the home comes with a garage or an assigned space, since both exist here.
