The Village Grande at Holmdel in Holmdel, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

The Village Grande at Holmdel is a small, deed-restricted 55+ adult community of 115 single-family homes in Holmdel Township, Monmouth County. D.R. Horton built it in the late 1990s, and it has its own clubhouse, an exercise room and a heated outdoor pool.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the association's website and the published sources say about the homes, the clubhouse and the area around it.

Where The Village Grande at Holmdel Is

The community is off Route 35 in Holmdel Township, around Freesia Court, and the township is the municipality for property taxes and services. The association's website notes that shopping, parks and restaurants are a few minutes' drive away.

With 115 homes, The Village Grande is much smaller than the large adult communities farther south in Ocean County. A small community means fewer homes come up for sale in any given year, so it helps to know what you want before one does. 55places and 55housing both list it as gated.

The Homes

The association counts 115 single-family homes, matching 55places; 55housing gives 116. The association describes home models with two and three bedrooms, one- and two-car garages, and up to about 2,000 square feet.

55places gives a wider range of about 1,400 to 2,400 square feet. The two figures do not agree at the top end, which may reflect homes that were expanded, or a difference in how space is counted. No source I read names the floor plans, so for any home you consider, check the square footage on the listing and the tax record, and ask which rooms were added or finished after the original build.

Every home is a resale, and with homes dating from the late 1990s, the age of the roof, windows and heating and air conditioning systems is worth a close look during inspection.

Clubhouse and Amenities

The association calls its clubhouse The Club, and lists an exercise room and an outdoor heated seasonal pool among its amenities. 55places adds billiards, tennis, bocce and a putting green.

Fees and Rules

Association fees at The Village Grande at Holmdel vary by section and home type and change every year, so I don't print a number here that would go out of date. Ask me for the current fees and I will get you the figure, and what it covers, before you make an offer.

The association's website says the community is deed restricted, with an extensive set of covenants and governing documents that carry over to every homeowner, and that it is a 55+ community. Homeowners pay their association bills monthly through the management company, Premier Management. Ask for the covenants early, since they set the age rule and everything from exterior changes to leasing.

Shopping, Medical Care and Getting Around

  • Hospital: Bayshore Medical Center (Hackensack Meridian Health), 727 North Beers Street in Holmdel, is about 2 miles away in a straight line. Its emergency department is open 24 hours.
  • Shopping: The association describes shopping and restaurants a few minutes' drive away along the Route 35 corridor.
  • County rides: Monmouth County's SCAT service offers rides for senior and permanently disabled county residents on weekdays, booked by calling 732-431-6480.

Before You Buy: Questions to Ask Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like The Village Grande at Holmdel. This is general guidance, not legal advice; your attorney will review the association documents with you.

  • The age rule. Ask for the exact wording, including how it treats a younger spouse, a live-in caregiver and long-staying guests.
  • The fee and the budget. Ask what the fee covers, how large the reserve fund is, and whether a special assessment is planned.
  • Costs at closing. Ask whether buyers pay a capital contribution, transfer fee or resale certificate fee.
  • Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
