The Villas at Jumping Brook is a gated 55+ community of single-family homes in Neptune Township, Monmouth County. Its association calls it an active 55+ community, and 55places gives 2001 to 2003 as the years it was built. It sits next to Jumping Brook Country Club, which is where the name comes from.
I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. This guide covers where the community is, the homes, the clubhouse, the rules and what to check before you make an offer, using the published sources listed with it.
Where The Villas at Jumping Brook Is
The community's address is 100 Champions Drive, Neptune Township, ZIP code 07753. One point worth getting right: some online directories place it in Neptune City, but Neptune City is a separate borough. The Villas at Jumping Brook is in Neptune Township, which is the municipality that sets your property tax rate and provides township services. The community is gated, and it is in Monmouth County rather than Ocean County, where many of the area's larger adult communities are.
The Homes
The homes are single-family, from about 1,695 to 2,727 square feet, with two or three bedrooms, according to 55places. No source I read names the floor plans, so ask for the layout and measurements of any home you are considering. Since building finished in 2003, homes for sale are resales.
A note on numbers: the association's About page says the community has 160 single-family homes, while 55places and 55housing both say 168. The association's own figure is the one I would rely on, but the difference is worth knowing if you see both.
Clubhouse and Amenities
The association and 55places list:
- A clubhouse with a main room, a library, a card room, a craft room and a billiards room
- A fitness room
- An outdoor pool with a pavilion
- A court used for tennis and pickleball
- Bocce courts
- Gardening plots
Fees and Rules
The association charges a monthly fee. Fees vary by section and home type, and they change every year when the association adopts its budget, so a number printed in an old listing or on a directory site can already be out of date. Ask me for the current fees at The Villas at Jumping Brook and I will get the figure for the specific home you are considering, along with what it covers.
The association describes the community as 55+. Its governing documents were not available to read, so ask for them to see the exact age rule and any rules on exterior changes, pets and renting.
Shopping, Medical Care and Getting Around
- Hospital: Jersey Shore University Medical Center (Hackensack Meridian Health), 1945 Route 33 in Neptune, is about 2.2 miles away in a straight line.
- County rides: Monmouth County's SCAT service, run by the county Division of Transportation, offers rides for senior and permanently disabled Monmouth County residents.
The distance is straight-line, so the drive will be a little longer.
Before You Buy: Questions for Any Age-Restricted Community
I walk every buyer through the same short list when we look at a community like The Villas at Jumping Brook. This is general guidance, not legal advice, and your attorney will review the association documents with you.
- The age requirement. Ask exactly how the documents word it, and how they treat a younger spouse or partner, a live-in caregiver and overnight guests.
- The budget and reserves. Ask for the current fee, what it includes, the size of the reserve fund and whether any special assessment is planned.
- Association charges at closing. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
- Who maintains what. Ask who is responsible for the roof, siding, driveway, lawn and snow removal at the home you are considering.
- Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
- Gate and visitor rules. Ask how guests and deliveries are let in, since the community is gated.
