Westlake Golf and Country Club in Jackson Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Westlake Golf and Country Club is a gated 55+ community of 1,421 single-family homes in Jackson Township, Ocean County. Its centerpiece is an 18-hole, par 71 golf course designed by Arthur Hills, and the homeowners are part owners of that course. The 32,000-square-foot clubhouse has three places to eat and a 300-person ballroom.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the club's own website and the published sources say about Westlake.

Where Westlake Is

The club's address is 1 Pine Lakes Circle, Jackson, NJ 08527, in Jackson Township in the northern part of Ocean County. The community is gated.

The Homes

Westlake's website describes 1,421 single-family homes from about 1,600 to 3,500 square feet, with two to three bedrooms and two to three baths. Ocean County's 2022 adult-community list gives the same 1,421. 55places names U.S. Home as the builder. The sources disagree slightly on when building started: 55places gives 1999 to 2006, and 55housing gives 2002 to 2006.

55places names 13 floor plans, all with two-car garages: the Aspen, Cypress, Heritage, Manchester, Riviera, Stratton and Westmont (two bedrooms, two baths); the Danbury and Corisca (two bedrooms plus a den); the Keystone (three bedrooms); the Monaco (two to three bedrooms); and the St. Tropez and San Remo (two or three bedrooms plus a den, two to three baths). 55places does not give square footage by plan, and it notes that some homes have second-story lofts.

Clubhouse and Amenities

From the club's website:

  • An 18-hole, par 71 golf course designed by Arthur Hills, owned by the homeowners
  • A 32,000-square-foot clubhouse with a 300-person ballroom
  • Three dining spots: the Westlake Grille, the Masters Pub and the Lakeview Cafe
  • A fitness center
  • An indoor heated pool with a hot tub, and an outdoor heated pool with a zero-entry shallow end
  • Tennis, pickleball and bocce courts
  • Hobby, card, billiards, and arts and crafts rooms, a library and meeting rooms
  • A one-mile walking path around the lakes

The club's website also lists golf options for non-residents.

Fees and Rules

Association fees at Westlake Golf and Country Club vary by section and home type and change every year when the budget is set, so I don't publish a number here that could be out of date by the time you read it. Call or text me and I will get you the current fees for the specific home you are looking at.

Because homeowners are part owners of the golf course, its operation is part of the community's budget. Ask how golf is paid for: whether it is included in the association fee or billed separately for those who play, and what the course reserve looks like. Westlake's website calls it a 55+ community, but I did not find the exact age rule on its public pages, so ask for the governing documents.

Shopping, Medical Care and Getting Around

  • Hospital: Monmouth Medical Center Southern Campus, 600 River Avenue in Lakewood, is about 4.2 miles from the club in a straight line.
  • Getting around: Ocean County's Ocean Ride runs bus routes across the county and offers Reserve-A-Ride door-to-door service for residents 60 and older or disabled residents 18 and older. The county does not list a specific route serving Westlake.

I have not listed a grocery store here because I could not confirm the nearest one is open from a current source. Ask me and I will point you to the closest options.

Before You Buy: Questions for Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Westlake Golf and Country Club. This is general guidance, not legal advice, and your attorney will review the association documents with you.

  • The age requirement. Ask how the association applies it, including the rules for a younger spouse, a live-in caregiver and overnight guests.
  • The fee and the budget. Ask for the current fee, what it covers, the size of the reserve fund and any planned special assessments.
  • Closing costs that belong to the association. Ask whether a capital contribution, transfer fee or resale certificate fee applies to buyers.
  • Everyday rules. Ask about pets, leasing, exterior changes, additions and parking for a second car, a boat or an RV.
  • Golf. Ask how golf fees work for residents, and how the course's long-term upkeep is funded.
