Winding Ways in Jackson Township, NJ: A Guide to This Adult Community

Published | Posted by Dennis Mark Interdonato

Winding Ways is a gated adult community of 554 single-family homes in Jackson Township, Ocean County. It has a staffed gatehouse around the clock, a clubhouse with a banquet hall and fitness center, a large outdoor pool, and a long list of outdoor courts and games. You may also see it called Greenbriar at Winding Ways.

I'm Dennis Mark Interdonato with Keller Williams Realty Ocean Living. Here is what the community's own website and the published sources say about the homes, the clubhouse and the area around it.

Where Winding Ways Is

The clubhouse is at 81 North Baker Drive in Jackson Township, and 55housing places the community across from Westlake Golf and Country Club. Every entrance is gated, and the community's website describes a gatehouse staffed 24 hours a day.

The Homes

The community's website and Ocean County's planning list both count 554 single-family homes. The sources differ slightly on dates: 55housing says the community was established in 1987, while 55places gives construction years of 1988 to 1997.

55places names 11 floor plans, all single-family with two baths. Eight have published sizes. The Somerset (about 1,440 square feet) and the Ashley (about 1,486) each have two bedrooms and a two-car garage. The Belmont (about 1,504) has two bedrooms and a one-car garage. The Hamilton (about 1,529) offers two bedrooms plus a den, or three bedrooms, with a two-car garage. The Rosewood (about 1,749) and the Danbury (about 1,808) each have two bedrooms and a two-car garage. The Westmont (about 1,828) offers two bedrooms plus a den or three bedrooms with a one-car garage, and the Straton (about 1,864) has two bedrooms and a one-car garage. The Cornwall, Devon and Hampshire are listed without square footage, each with two bedrooms and a two-car garage, and the Hampshire is a multi-level plan.

Every home is a resale, so updates and condition vary, and the model tells you only part of the story.

Clubhouse and Amenities

The community's website lists a clubhouse with a fitness center, a library, billiards, card and game rooms, and a party room or banquet hall. Outside there is a large outdoor pool, tennis courts, bocce courts, horseshoe pits, a putting green, and shuffleboard courts both indoors and outdoors. 55housing also lists pickleball. A bus runs once a week to shopping.

Fees and Rules

Association fees at Winding Ways vary by section and home type and change every year, so I don't print a number here that would go out of date. Ask me for the current fees and I will get you the figure, and what it covers, before you make an offer.

55places lists Winding Ways as age-restricted. No governing documents were available for me to read, so the exact age rule, along with any rules on pets, leasing and exterior changes, should come from the association during your attorney review. The community is managed by FirstService Residential, according to its website.

Shopping, Medical Care and Getting Around

  • Hospital: Monmouth Medical Center Southern Campus, 600 River Avenue in Lakewood, is about 4.1 miles away in a straight line.
  • Shopping bus: The community runs a weekly bus to shopping.
  • County service: Ocean County's Ocean Ride runs fixed bus routes and Reserve-A-Ride door-to-door service for county residents 60 and older, and for residents 18 and older with a disability. The routes that pass Winding Ways were not confirmed.

Before You Buy: Questions to Ask Any Age-Restricted Community

I walk every buyer through the same short list when we look at a community like Winding Ways. This is general guidance, not legal advice; your attorney will review the association documents with you.

  • The age rule. Ask for the exact wording, including how it treats a younger spouse, a live-in caregiver and long-staying guests.
  • The fee and the budget. Ask what the fee covers, how large the reserve fund is, and whether a special assessment is planned.
  • Costs at closing. Ask whether buyers pay a capital contribution, transfer fee or resale certificate fee.
  • Everyday rules. Ask about pets, renting your home out, exterior changes, and parking for a second car, a boat or an RV.
